Planning.
Planning passed by Mendip District Council:
1. Erection of detached outbuildings in rear garden/FossilCottage/Havyatt. Approved with conditions.
2. Single-storey side conservatory/The Gables/Southtown lane.
Planning Applications:
1. Fell Ash Tree/The Gables/Southtown lane - Explanation by owner as to reasons for felling.
Recommend Approval.
2. Application for approval of reserved matters following outline approval for erection of dwelling. Matters of access, appearance, landscaping, layout and scale to be determined/Orchard View/A361.
Recommend Approval.
3. Erection 2 single storey 2 bedroomed dwellings/Land at Yew Cottage/Newtown lane.
Recommend Refusal on the following grounds:
a. Concern as to the legality of the applications.
b. Access road has been widened without permission.
c. Site Plan L5554/100b contains a triangle of land and ditch not belonging to the applicant.
d. 5 more parking spaces have been proposed.
e. 3 parking spaces are proposed for the 2 bedroom bungalow on Plot 1a. Yew Cottage, a 4 bedroom Listed Building only has 2.
f. current estate parking has created a one-way lane in Newtown lane from the T-junction putting considerable pressure on on-street parking for residents and safe traffic flow.
g. Visibility splays rendered unworkable due to parked cars on a daily basis and there have been complaints from residents re safety/visibility and speed.
h. Dividing a house into 2 bungalows to lessen the impact destroys half the rear of Yew Cottage.
I. The unadopted estate road appears to contravene Health and Safety Guidelines for access for emergency and refuse vehicles. There is no fire hydrant proposed at the narrowest point on the estate. Furthermore the road appears not to be built of a standard to support them.
j. The bungalow on Plot 1b has almost doubled in size. The increased footage under development counteracts any benefit from decreasing the height.
k. Would the current sewerage system be able to support this development?
I. The hedge obscures visibility and should be below .6 of a metre.
